As we step into 2026, we are energized by the momentum already underway. We’ve hit the ground running with a new Executive Committee and new board members, bringing fresh perspectives and renewed commitment to advancing affordable and attainable housing across Nevada. Just this week, we gathered our board for a retreat focused on collaboration, strategy, and the work ahead.
|
This year is already shaping up to be a busy and impactful one. We hosted our first Lunch & Learn of the year, attended our first groundbreaking, co-hosted a condo development workshop, and are preparing to welcome our Coalition members at our upcoming town halls. These town halls are an important opportunity to network, share insights, and shape our policy priorities for the 2027 legislative session. If you aren’t already a member and want to be part of these conversations, I encourage you to join us today. Membership strengthens our voice and ensures you are a part of advancing our mission.
Looking ahead, we will welcome the Nevada Housing Division at our February Lunch & Learn to share an update on AB540, the Nevada Attainable Housing Account. We look forward to creating continued opportunities for you to engage, learn, and collaborate. Here’s to another year of working together to make meaningful progress.

Maia Gobbo

We are excited to introduce Maia Gobbo who will be providing part-time administrative support to NHC.
Born and raised in Brazil and a graduate in International Relations, Maia brings a background in marketing, sales, and project coordination. She is passionate about using her tech and operational skills to enhance workflows and optimize processes, and she holds an AI certification through PMI.
Maia is excited to support the Coalition’s mission of making housing more affordable in Nevada and is always available to assist members and help facilitate a smooth experience within NHC. She can be reached at admin@nvhousingcoalition.org.

2026 Multifamily Bond Pre-Applications Open
|
Per the 2026 QAP and the Multifamily Bond Program Schedule, the Nevada Housing Division is starting a pre-application step for the bond program. This will be open year-round but, in order to be considered for the Board of Finance, applicants must meet Pre-Application and Application deadlines. Once a pre-application is submitted, the Nevada Housing Division will review, confirm all requirements are met, and proceed to open the next application step. Click here to access the program.

Apply Now: 2026 AHP General Fund & Nevada Targeted Fund
The Federal Home Loan Bank of San Francisco has announced that applications are now being accepted for their 2026 Affordable Housing Program (AHP) General Fund and Nevada Targeted Fund. The deadline to apply for this year's funding round is March 3rd at 5:00pm PT.
All applications must be submitted trough the Bank's secure portal. The deadline to request a project application workspace on the secure portal is February 24th at 5:00pm PT.

This year AHP Application Webinars are available on-demand on the Bank's website. The webinars provide a comprehensive overview of the AHP application process and cover the essentials of preparing a successful application.
AHP Nevada Targeted Fund Application Live Q&A
The Bank will host an AHP Nevada Targeted Fund Application Live Q&A where you can ask questions directly to the team about your 2026 application. Questions can be submitted during the application process or live during the virtual event. Please ensure to watch the on-demand webinars prior to the live Q&A to get the most out of the session. The event is free to attend, but registration is required. Recordings of the live Q&A will be posted afterwards on the Bank's website.

Ready, Set, Run! Sky Canyon Fit Fest 2026 is taking place on Saturday, March 7th and all proceeds benefit Kline Veterans Fund. Kline Veterans Fund provides emergency housing assistance and other supportive services to homeless and at-risk Veterans and their families in Southern Nevada. . Attendees can register for a 5K/8K Road Run or a 1-Mile Fun Run. Rural Housing Technical Assistance Specialist
Rural Community Assistance Corporation (RCAC) is seeking a Rural Housing Technical Assistance Specialist to support rural and Indigenous communities across the West. This role works directly with nonprofit housing organizations, Tribal governments, and local partners to build capacity, assess housing needs, support affordable housing development, and deliver technical assistance and training. The NRP Group Breaks Ground on First Nevada Project
|
NHC was honored to attend and celebrate The NRP Group's first development in Nevada - North and Valley. Located in North Las Vegas, North and Valley will bring 105 thoughtfully designed units for working families earning 50-60% of AMI. These homes will reflect the quality, safety, and design excellence The NRP Group is known for.
This project marks the first of many affordable and attainable housing developments The NRP Group plans to build in Nevada with another groundbreaking planned for later this year for a senior housing community. Click here to read more about North and Valley.

Nevada Rural Housing Announces $20K Down Payment Assistance for Essential Workers
|
Nevada Rural Housing (NRH) has launched Rural Rocks $20K, a new down payment assistance program offering up to $20,000 to help Nevada essential workers purchase a home in rural communities. Opened December 1, the program is available statewide through NRH’s approved lending partners.
Funded by the Nevada Attainable Housing Act and Attainable Housing Fund (AB 540, 2025 Legislative Session), Rural Rocks $20K is designed specifically for rural homebuyers and may offer more favorable interest rates in some cases. The program supports essential workers in fields such as health care, education, public safety, and construction, is open to first-time and repeat buyers, and requires a minimum credit score of 640.
Assistance can be used for down payment and closing costs, with options to pair it with a permanent interest rate reduction. Eligible properties include single-family homes, condos, townhomes, and manufactured homes used as a primary residence in rural Nevada. Funds are limited and available on a first-come, first-served basis. Learn more at BuyRuralNV.org.

Ulysses Development Group To Build 136-Unit Project
|
Ulysses Development Group will soon break ground on The Prospector Apartments, a five-story, 136-unit affordable housing project with a total cost of $55.4 million. The Reno City Council approved the sale in September 2024 for $3.375 million, and Ulysses recently closed its financing using a mix of federal funding and public-private partnerships, including support from the Nevada Housing Division and Wells Fargo.
The apartments will serve residents earning 30%, 60%, or 70% of area median income and include amenities such as in-unit washers and dryers, walk-in closets, stone countertops, community spaces, and on-site supportive services in partnership with a local nonprofit. Construction is expected to begin this month with completion targeted for October 2027.
The project will be built at the location of the former Record Street shelter which became obsolete after the Nevada Cares Campus opened in 2021. Due to high rehabilitation costs and deterioration, the city sought redevelopment proposals in 2024. The shelter was demolished in November, clearing the way for the new affordable housing development. Click here to read the full article on this new project.
