Across Nevada, and especially in Las Vegas, the gap between wages and housing costs has grown into a canyon. A recent UNLV study found that only 6% of occupations in Southern Nevada pay enough to afford an average-priced home. A dual-income household now needs nearly $120,000 annually to keep a mortgage within reach 40% above the region’s median income. This widening gap doesn’t just strain families; it threatens long-term economic growth and our ability to attract and retain a workforce.
At the same time, national thought leaders are reminding us that this crisis is not inevitable. The shortage of affordable homes is not the result of scarce resources or impossible economics. We have the land, the capital, and the solutions. What’s missing is the collective imagination and will to rethink outdated policies, challenge entrenched systems, and push for transformative changes.

That’s why the 6th Annual Nevada Housing Conference, October 15–16 at Circa Resort & Casino in Las Vegas, is more critical than ever. Under the theme “Lights, Camera, Housing: Directing Change,” this year’s gathering brings together more than 350 leaders from housing, finance, government, health care, and community development. Over two days, you’ll hear directly from national policy experts, local innovators, and cross-sector partners on strategies that move beyond incremental fixes and toward bold, systemic solutions.
From sessions on federal tax credits, and innovative finance tools, strategies for expanding missing middle housing; to panels on cross-sector collaboration and new partnerships with health care and transportation, our conference is designed to equip you with both fresh ideas and practical tools. And with Nevada standing at a crossroads between escalating costs and untapped potential, this is where the conversations that shape our housing future will happen.

City of North Las Vegas Opens Acquisition, Rehabilitation, and Rental Program Applications
|
The Housing & Neighborhood Services Division of the City of North Las Vegas recently opened applications for their newly funded Acquisition, Rehabilitation, and Rental (ARR) Program which aims to increase the city's affordable housing supply with up to $1,900,000 in HOME and other affordable housing funds. One or more applicants may be selected to administer this program. Selected partners will:
- Acquire single-family and/or multi-family properties built after 1978
- Rehabilitate properties as needed to meet applicable codes and standards
- Rent properties to income-qualified tenants
Eligible applicants include:
- 501(c)(3) or 501(c)(4) nonprofit corporations
- Joint ventures between nonprofit and for-profit entities
- Governmental agencies

Nevada HAND's 3rd Annual Block Party
|
Nevada HAND is hosting its third annual Block Party on Thursday, October 16, 5:30 - 7:30pm at Fergusons Downtown. This fun, informal celebration is Nevada HAND's biggest fundraising event of the year, and the 2025 Block Party proceeds will support on-site food pantries serving low-income seniors who live in Nevada HAND communities. Join us for a great night out and help ensure low-income seniors never have to choose between paying bills and having regular nutritious meals. Habitat for Humanity Las Vegas is seeking passionate volunteers to make a difference in Las Vegas! Opportunities are available for groups or individuals and include the chance to build 5 new Habitat homes.
Construction volunteer opportunities are available from Tuesday - Sunday, 7am - 2pm. ReStore volunteer opportunities are available from Monday - Sunday, 10am - 2pm.

HUD Lowers MIP to 0.25% for FHA Multifamily Loans
|
The Department of Housing and Urban Development (HUD) has announced updates to its FHA Multifamily Mortgage Insurance programs. Beginning October 1st, a single reduced Mortgage Insurance Premium (MIP) rate of 0.25% will apply to all new or amended applications which will simplify the process and lower borrowing costs. This change will not impact loans that are already HUD-endorsed. If this change applies to you, here are some suggested next steps:
- Update your financial models using the new 0.25% MIP
- Review active transactions to see if they qualify for the new rate
- Confirm whether any planned third-part certifications are still relevant
- Contact your lender to evaluate how this change may affect your pipeline

George Gekakis, Inc. Celebrates Grand Opening of Senior Housing
|
George Gekakis, Inc. recently celebrated the grand opening of West Sahara Senior Housing, a 171-unit affordable housing project for Seniors ages 55+ earning between 30-70% AMI. Funded through Nevada State 9% tax credits, Clark County HOME Funds, and Clark County CHF, nearly 200 residents are calling this new complex home and enjoying its many amenities including free utilities, pool and spa, community gardens, a pet park, and close proximity to public transportation. Nevada HAND Constructing Affordable Apartments in Downtown Las Vegas
|
Construction is underway on Nevada HAND's new Ogden Pines Apartments, located downtown near Fremont Street. This development is making maximum use of a small 0.66-acre lot and will offer 51 new studio, 1- and 2-bedroom apartments for low-income households. This building will be well situated to serve people who work downtown, where more high-quality affordable housing is greatly needed. Amenities will include energy-efficient appliances throughout, on-site parking, community spaces, desert landscaping, and Nevada HAND's hallmark on-site Resident Services program. We are grateful to the following development partners for making Ogden Pines possible: National Equity Fund, Nevada Housing Division, California Bank & Trust, City of Las Vegas, and Clark County. Nevada HAND looks forward to welcoming residents home to Ogden Pines in early 2027!

The NRP Group Celebrates Its First Affordable Housing Community in North Las Vegas
|
The NRP Group is celebrating its first affordable housing community in North Las Vegas. The 105-unit project, called North & Valley, will break ground this month and be reserved for residents earning between 50% and 60% of AMI. The site will include 2 four-story buildings with a mix of one-, two-, and three-bedroom units which include modern finishes and amenities such as a resort-style pool, rooftop terrace lounge, and outdoor playground. Funding for this project includes tax credit equity from US Bank, Growing Affordable Housing Program funds from the Nevada Housing Division, Clark County HOME and CHF funds, and City of North Las Vegas HOME funds. Saint Joseph Community Land Trust Completes Inaugural TAHOE Ownership Transaction
|
Saint Joseph Community Land Trust (SJCLT) recently launched their TAHOE Program which aims to preserve affordable housing for moderate-income homeowners in the Lake Tahoe Basin by:
- Helping first-time income-qualified homebuyers purchase an existing home;
- Purchasing an existing home and selling it to an income-qualified household; or
- Helping a financially troubled household avoid foreclosure and preserve ownership.
The TAHOE Program already had its first successful transaction which helped tenants purchase and rehabilitate the home they had rented for 11 years. SJCLT contributed $100,000 which will go towards down payment and rehabilitation, and the organization will retain land ownership under a 99-year ground lease which will preserve permanent affordability while allowing buyers to build equity. Ovation Opens Newest Project for Low-Income Seniors
|
Ovation Development opened the doors to their newest community this month, Heirloom at Rome. This 276-unit project was created for low-income seniors and includes fitness and wellness rooms, a game lounge, business center, and clubhouse. The property also includes 38 stand-alone "tiny homes" offering 400 square feet of living space. Click here to read more about this new project.
