November is the month when we traditionally pause to give thanks; thanks for the blessings that anchor us, the meals that bring us together, and the family and friends who remind us of what truly matters. Thanksgiving asks us to slow down, reflect, and acknowledge abundance. Yet this year, as we look across Nevada and the nation, it is hard to ignore that too many families are feeling anything but abundance.
The landscape of housing policy is shifting rapidly, and not always in ways that strengthen communities. Years of steady progress in building and preserving affordable homes are now being challenged by emerging proposals that risk undermining hard-won gains especially in the short term. Here in Nevada, these pressures are compounded by economic headwinds: tourism is down 13%, we hold the highest unemployment rate in the country, and our state ranks in the bottom 20% in five of the ten major federal funding categories. These limitations weigh heavily on local governments, tribes, and nonprofits striving to deliver essential services. For many Nevadans, that reality makes this holiday season more stressful than celebratory, with families stretched thin just to put food on the table.

We all feel that strain. And I want every member of this Coalition to know as we approach the new year, our Board of Directors, Amanda, and I remain steadfast in our focus. Safe, stable, affordable housing is not just our mission; it is our calling. We are committed to expanding opportunity for every Nevadan and to ensuring that individuals and families can truly flourish.
As you gather with loved ones this holiday season, know that the Nevada Housing Coalition is working every day to advance real solutions. We are pushing back against harmful funding caps that dramatically reduce resources for PSH and Rapid Re-Housing. We are raising concerns about federal incentives that disproportionately reward investors without guaranteeing affordability for everyday families. And we are championing collaboration, capital innovation, and thoughtful design to translate bold ideas into tangible outcomes.
More than ever, your voice matters. We rely on our members and advocates statewide to help shape the priorities that will make the greatest difference in your communities. Together, we can ensure that gratitude is paired with action and that Nevada’s future remains within reach for all.

Clark County 2026/2027 HOME/AAHTF Application is Now Open
|
The Clark County Community Housing Office has announced their 2026-2027 Home Investment Partnership Program (HOME) / Account for Affordable Housing Trust Fund (AAHTF) application is now open. The deadline to apply is November 25, 2025 at 5:00pm.
The HOME Investment Partnerships Program is sponsored by HUD. AAHTF funds are available to the Clark County (Urban County) HOME Consortium through the State of Nevada. The AAHTF and HOME Program funds received by the Consortium may be used by qualified organizations for affordable housing projects that serve low-income residents who live in Clark County.
Eligible applicants are nonprofit and for-profit developers, including faith-based organizations, consistent with the requirements of 24 CFR 5.109. Applicants must be eligible to do business with the Federal Government, the State of Nevada, and Clark County.
Interested applicants should read the 2026-2027 HOMEAAHTF Program Guide for more information. They should also email CCHOME@clarkcountynv.gov and request to be added to the "HOME 2025 Interest List" specific to this application. In the subject of the email, make sure to include "HOME 2025 Interest List." Future emails related to this application will only be sent to individuals on the HOME 2025 Interest List.

Semper Fi & America's Fund Launches Program for Veterans
|
Semper Fi & America's Fund has introduced a nationwide Housing Insecurity Program for veterans. This program will offer financial assistance for entry into new housing or eviction prevention. There is also potential to assist with past eviction debt on a case-by-case basis.
The veteran in need of assistance must have a minimum of 180 days active-duty service and a DD214. To begin the process, this referral form must be completed. Click here for a Referral Cheat Sheet of eligibility criteria or contact john.hinkle@thefund.org for additional information.

Clark County Launches Welcome Home Community Land Trust
|
Clark County has officially launched their Welcome Home Community Land Trust program which will allow income-qualified households the ability to purchase a home at an attainable price while ensuring long-term affordability. Sessions are offered in English and Spanish from December 3rd - March 18th.

The House That Cards Built Poker Tournament 2026 will be taking place on January 24th to benefit Habitat for Humanity Las Vegas. This exciting event will bring together community champions, local businesses, and friends for an evening of fun, networking, and purpose.

Rebuilding Together Northern Nevada Updates Veteran's Home in Silver Springs
|
Rebuilding Together Northern Nevada recently assisted an 89-year-old veteran in Silver Springs, making his home safer and more accessible. They installed new flooring and secure grab bars, made modifications to his stairs, and completed plumbing work. These updates have dramatically reduced his fall risk and empower him to live independently. Click here to read more.

Nevada Rural Housing Launching Rural Rocks $20K
|
Nevada Rural Housing is launching a new program on December 1st: Rural Rocks $20K!
The Rural Rocks $20K program will provide up to $20,000 in assistance towards down payment and closing costs for essential workers in Nevada. Program highlights:
- Assistance is paired with a fixed-rate, 30-year mortgage.
- No repayment or interest on assistance - forgiven after 30 years.
- One borrower must be an essential worker (healthcare, education, public safety, or construction) and a Nevada resident for at least 6 months.
- No first-time homebuyer requirement.
- Household income limits apply (based on county).
- Pair with the MCC (limited time only!).

Greenstreet Development Celebrates Opening of Senior Housing
|
Greenstreet Development is celebrating the recent opening of Vintage at Redfield, a 233-unit affordable senior living community in Reno. Located close to amenities such as Walmart, Sam's Club, and Home Goods, this property offers one- and two-bedroom units for seniors 55 and over. The units rent for $1,100 and $1,400 per month. The project was a partnership between Greenstreet, City of Reno, and the State of Nevada, including funds from the Home Means Nevada Initiative. Click here to read the full article.

NHSSN to Celebrate Senior Housing Ribbon Cutting
|
Neighborhood Housing Services of Southern Nevada (NHSSN) will soon be celebrating the ribbon cutting of Phase II of The Golden Rule. They are opening 60 new senior housing units to add to the 60 they previously completed in May 2023. This project is the very first that NHSSN has built from the ground up.
