October 2026 Newsletter

From the Executive Director

This month marks an important milestone in affordable housing as we celebrate the 40th anniversary of the Low-Income Housing Tax Credit (LIHTC), one of our nation's most successful tools for developing and preserving affordable rental housing. Since its creation which happened on October 22, 1986, the Housing Credit has helped finance approximately 4.28 million affordable rental homes, providing housing opportunities for nearly 10 million individuals and families across the country.

For Nevada, this anniversary serves as both a celebration of what public-private partnerships can accomplish and a reminder of the work still ahead. As our state continues to confront a significant shortage of affordable housing, rising housing costs, and growing demand among working families, seniors, veterans, and individuals with extremely low incomes, programs like LIHTC remain essential to expanding housing opportunities and strengthening our communities.

The Housing Credit demonstrates that affordable housing is more than a roof over someone's head. It is an investment in economic stability, healthier families, stronger neighborhoods, and long-term community prosperity. As we prepare for our 2027 Legislative Session, we must continue advocating for federal housing resources while identifying state and local investments that complement these programs and help us build and preserve more affordable homes.

We recognize the importance of building on four decades of progress through continued collaboration, education, and advocacy. The next 40 years of affordable housing success will depend on the investments, partnerships, and policy decisions we make today.

Bird's Eye View: Homelessness in Nevada

The Nevada Homeless Alliance has released a report, Bird’s Eye View: Homelessness in Nevada, which examines the factors contributing to homelessness across the state and the challenges facing current response systems. Highlighting Nevada’s growing homelessness numbers and significant shortage of affordable housing, the report explores how housing costs, gaps in healthcare and supportive services, and barriers to employment and housing stability can contribute to homelessness. It also outlines policy considerations focused on expanding deeply affordable housing, strengthening prevention efforts, improving coordination across systems, and helping more Nevadans transition from homelessness to stable, permanent housing.
