From the Executive Director

As I travel throughout Nevada and speak with our stakeholders, I often hear how the shortage of affordable housing impacts communities across both southern and northern Nevada. Too many families are struggling to find a safe, affordable place to call home. When people have stable housing, it creates a ripple effect, improving family stability, supporting workforce success, and strengthening our communities.

To address this growing crisis, Congress must strengthen tools that drive investment into affordable housing and expand housing options for hardworking families. The Affordable Housing Credit Improvement Act (AHCIA) offers a critical opportunity to do just that.

Key provisions include increasing the Housing Credit allocation by 50% over two years, reducing the bond financing threshold from 50% to 25% to unlock stalled projects, and expanding basis boosts for rural, tribal, and extremely low-income developments. If enacted, the AHCIA would enable the production of nearly 1.6 million affordable homes over the next decade, support 2.4 million jobs, and generate over $94 billion in tax revenue.

Since its start in 1986, the Housing Credit has financed approximately four million homes for low-income families, seniors, veterans, and individuals with disabilities. With over 309 bipartisan cosponsors in the 118th Congress, the AHCIA builds on this legacy at a time when the need for action has never been greater.

As Congress prepares a comprehensive tax package in 2025, the Housing Credit must be part of the solution for Nevada and for communities nationwide.

CALL FOR PROPOSALS: 

2025 Nevada Housing Conference

We are releasing a Call for Proposals for the 2025 Nevada Housing Conference taking place on October 15-16 at Circa Resort and Casino in Las Vegas. 

 

We invite all NHC members and stakeholders to submit their ideas for breakout or plenary sessions at this year's conference. We are seeking interactive and innovative formats, best practices, and diverse perspectives focusing on advancing affordable housing and addressing Nevada's most pressing inventory gaps. Click the button below for further instructions and to submit your proposal. Proposals must be submitted by end of day on Sunday, June 1st.

 

We strive to host an event with a balanced and relevant curriculum. Please note that not all submissions will be accommodated, but we will encourage collaboration on similar ideas submitted and will support session leaders on the development of proposed ideas to best meet the goals of this event. Request for Applications: Weatherization Assistance Program

The Nevada Housing Division (NHD) is issuing a Request for Applications (RFA) to identify qualified community action agencies and other eligible nonprofit or public entities to deliver Weatherization Assistance Program (WAP) services. The program aims to reduce utility costs for low-income households by increasing energy efficiency while ensuring health and safety standards. Priority populations include seniors, persons with disabilities, and families with children under the age of six. 

NHD administers WAP by subgranting to Service Providers operating in five service
areas. These providers screen participants for eligibility, conduct onsite energy audits to
assess project needs and hire local contractors to implement energy conservation
measures in single-family homes, manufactured housing, and multi-family buildings.

The selected Service Provider will administer an efficient, cost-effective weatherization
program in compliance with NHD policies, procedures, and applicable federal and state
regulations.

  • 4/11/2025 - RFA Release
  • 5/12/2025 - Application Due by 11:59pm
  • 5/30/2025 - Notice of Award
  • 6/17/2025 - Contractor Cost Info
  • 7/1/2025 - Grant Execution

Eligibility Criteria

Applicants must be:

  • A public or private nonprofit agency registered in Nevada.
  • Able to demonstrate experience in weatherization, energy efficiency, or housing rehabilitation.
  • In compliance with all applicable federal and state regulations, including financial and programmatic reporting. 

How to Apply

Applicants must submit all application requirements in a single PDF file by 5/12/2025. Applications can be submitted via email to weatherization@housing.nv.gov.

Be the Change: Volunteer in Nonprofit Development at NHA

The Nevada Homeless Alliance (NHA) is seeking a passionate, motivated Volunteer Development Intern to join their team. This is a unique opportunity to gain real-world experience in nonprofit fundraising, donor relations, and special event planning while supporting the efforts that make a difference in the lives of individuals and families experiencing homelessness. This position will assist with grant research and proposal writing, share creative ideas to expand NHA's reach and impact, assist with planning fundraising campaigns and events, and learn the inner workings of nonprofit development strategy. Southern Nevada Regional Housing Authority Breaks Ground on Newest Development

The Southern Nevada Regional Housing Authority (SNRHA) recently broke ground on their newest affordable housing development, Marion D. Bennett Sr. Plaza, Phase II. The development, located in Las Vegas, includes 59 apartment homes including one- and two-bedrooms units each with their own balcony. Five percent of the units will be designed for full physical accessibility and two percent designed for hearing and visually impaired residents. Expected to be completed by summer 2026, the project includes amenities such as social rooms on every floor, wellness/exam room, computer room, fitness center, onsite storage, and shuffleboard court. This project was funded through the Home Means Nevada Initiative, Clark County Community Housing Funds, and SNRHA capital funds. Click here to read more.
