July was a busy and exciting month for the Nevada Housing Coalition as we brought members and special guests together in both Northern and Southern Nevada for our Housing Policy Forums. More than 115 attendees participated in these regional discussions, helping to shape the Coalition's policy priorities as we look ahead to the 2027 Legislative Session.
We were honored to welcome special guest speakers Mayor Shelley Berkley and HUD Regional Administrator William Spencer, who shared valuable perspectives on the challenges and opportunities facing housing in Nevada. |

Participants also had the opportunity to hear directly from NHC members through a series of member-led policy pitches, highlighting innovative ideas and solutions from across the state. The afternoon featured our interactive Housing Shuffle, where attendees rotated through discussions on five policy priorities currently under consideration by NHC. This engaging format allowed participants to learn, share feedback, and contribute their expertise as we continue building a policy agenda that reflects the diverse needs of Nevada communities. As we turn our attention to the fall, the 2026 Nevada Housing Conference is now just two months away. If you haven't registered yet, now is the time! Early Bird rates expire this Friday, July 31. The conference remains Nevada's premier housing event and brings together the professionals, advocates, policymakers, developers, service providers, and community leaders working to advance housing solutions across our state. We hope you'll join us in Reno this September. Finally, keep an eye on your inbox in the coming weeks. Registration will open soon for several pre-conference events, including our Member Mixer, Land Activation Workshop, and Affordable Housing Property Tours. We look forward to seeing you there.

2026 Out of Reach Report Released |
|
The National Low Income Housing Coalition (NLIHC) has released Out of Reach, their annual publication highlighting the gulf between the wages people earn and the price of decent rental housing in every state, metropolitan area, and county in the United States.
Ranking #16 across the country, the Fair Market Rent for a two-bedroom apartment in Nevada is $1,733/month. In order to afford this level of rent and utilities, a household must earn $69,329 annually. A minimum wage worker would need to work 111 hours per week to afford this two-bedroom unit or 93 hours per week to afford a one-bedroom at Fair Market Rent.

Help Identify Affordable Housing and Economic Development Needs |
|
FHLBank San Francisco needs your help identifying affordable housing and economic development needs in Nevada, Arizona, and California.
They are asking nonprofit housing developers, tribal organizations, housing finance agencies, and community organizations across the Bank’s three-state district of Arizona, California, and Nevada to complete a short survey. It should take about 15 minutes to complete, and the results, along with secondary research and information collected from stakeholders, will be used to inform development of the Bank's Targeted Community Lending Plan, pursuant to the AHP regulation.
To ensure your suggestions are considered for the plan, complete the survey before it closes on Friday, August 7, 2026.

The Southwest Energy Efficiency Project is celebrating 25 years of partnership with policymakers, utilities, businesses, advocates, and communities across the Southwest. The anniversary gatherings will recognize the relationships and accomplishments that have advanced practical energy solutions, reduced costs, strengthened resilience, and supported a more reliable and efficient energy future.

EDAWN Becomes Northern NV Now |
|
After more than 40 years as the Economic Development Authority of Western Nevada, EDAWN is now operating as Northern NV Now.
The new name and visual identity are intended to more clearly reflect the region the organization serves and the pace of its economic development work. While the name and brand are new, the organization’s team, investors, and mission remain the same.
The updated identity features a rising sun over a mountain, representing Northern Nevada’s landscape, optimism, and continued economic momentum.

Southern Nevada Regional Housing Authority Celebrates Grand Opening of Beals-Henderson Pointe |
|
The Southern Nevada Regional Housing Authority recently celebrated the opening of Beals-Henderson Pointe, a new affordable housing community in Las Vegas.
The fully occupied development includes 80 one-, two-, three-, and four-bedroom apartments serving households earning between 30% and 80% of Area Median Income. Community amenities include a clubhouse, playground, basketball court, dog park, outdoor gathering areas, and covered parking.
The community honors Alversa Beals and Essie Henderson, whose advocacy helped advance opportunity, housing equality, and economic empowerment in Southern Nevada.

Western Alliance Bank Finances Marble Manor Redevelopment |
|
Western Alliance Bank has provided $33 million in construction financing for the first phase of the Marble Manor redevelopment in Las Vegas’ Historic Westside.
Marble Manor Phase I will include 138 mixed-income rental homes across five residential buildings. Of those homes, 108 will be reserved for families earning below 30% to 60% of Area Median Income, and 30 will be offered at market rate. The development will also include ground-floor retail space and on-site supportive services.
The project is being co-developed by Brinshore Development and the Southern Nevada Regional Housing Authority, with construction led by Metcalf Builders.

Paradise Trails Celebrates First Home Closing |
|
Signature Homes Las Vegas recently celebrated the first home closing through the Paradise Trails Home Attainability Program with AB 540.
Through a partnership with the Nevada Housing Division, the program is helping Southern Nevada families address financial barriers to homeownership while preserving savings and building long-term financial stability.
Paradise Trails is located near Eastern and Twain avenues in Las Vegas and offers two-story homes ranging from approximately 1,614 to more than 2,430 square feet.

Visions Park Opens in Las Vegas |
|
Visions Park, the Blind Center of Nevada’s new affordable housing community, is officially open and welcoming its first residents.
The development is Nevada’s first apartment community designed specifically around the needs of people who are blind or visually impaired. Features include specialized lighting, tactile and auditory wayfinding elements, fully accessible and furnished apartments, and optional supportive services through the neighboring Blind Center of Nevada.
The community offers one-, two-, and three-bedroom apartments for qualifying households at 30% and 40% of Area Median Income. The waiting list is currently open, with application assistance available by phone, email, online, or in person.

Nevada Rural Housing to Expand Senior Housing in Carlin |
|
Nevada Rural Housing is advancing Passmore Place Apartments, a new affordable housing community that will expand housing opportunities for seniors in Carlin.
The development will provide 21 affordable apartment homes, thoughtful amenities, and long-term housing stability for residents who want to age in place near family, services, and community connections.
